Description: The project parcel covering 285 acres involves construction of a new main residence located at 6801 College Ranch Road, Santa Ynez, California, with ancillary features and improvements including a 2-story main house with a 5,547-sq-ft basement, a 12,245-sq-ft 1st floor, a 5,803-sq- ft 2nd floor, a 1,009-sq ft attached garage. The project also includes a 484-sq-ft guest house and a 667-sq-ft workshop. Other improvements include asphalt and concrete paved driveways, retaining walls, a septic tank and leach field, tennis and bocce courts, and a swimming pool/spa area. The area slopes to the south so approximately 7300 cy of cut and 1550 cy of fill are planned to achieve the desired site grades. The proposed new manager’s residence located at 6811 College Ranch Road on the same parcel is planned to be 2 stories in height and approximately 4000-sq-ft in plan dimension. This new structure will replace an existing home located at 6811 College Ranch Road. The proposed residence is to be constructed using wood framing with retaining walls.
